Selling a property in Barcelona requires having all the necessary documentation prepared and up to date to ensure a smooth, secure and legally compliant transaction. Whether you are selling an apartment in Poblenou, Fort Pienc, El Clot, Diagonal Mar or Vila Olímpica, having the required documents ready from the outset helps prevent delays and provides greater confidence for prospective buyers.

The main documents required to sell a property in Barcelona include:

• Title Deed (Escritura de Propiedad).
• Energy Performance Certificate (EPC).
• Certificate of Occupancy (Cédula de Habitabilidad).
• Updated Land Registry Extract (Nota Simple).
• Latest utility bills.
• Technical Building Inspection Certificate (ITE), where applicable.

Having all the documentation prepared before marketing your property streamlines the sales process, avoids unnecessary delays and ensures greater legal certainty for both seller and buyer.

Calculating the selling price of a property in Barcelona requires carrying out a Comparative Market Analysis (CMA) based on the prices achieved by similar properties recently sold in the same area. A professional valuation is essential to establish a competitive asking price and maximise the likelihood of a successful sale.

The main factors taken into consideration include:

• The property's exact location within Barcelona, particularly in areas such as Poblenou, Fort Pienc, El Clot, Diagonal Mar or Vila Olímpica.
• Its overall condition and any renovations or improvements carried out.
• Distinctive features such as a terrace, lift, sea views, natural light or private parking space.
• Current demand within Barcelona's real estate market.

Setting the right asking price from the outset is key to attracting qualified buyers, reducing the time the property remains on the market and achieving the highest possible sale price.
